When Isolating the Problem Preserves the Investment
The property had something unusual for Texas: a basement. And it came with exactly the kind of issue buyers feared. Water intrusion, heavy humidity, and a large amount of square footage that could not be relied on as functional living space.
Bukola looked at it differently. If the rest of the property could perform without relying on the basement, then the investment did not need that space to work. She negotiated the purchase price accordingly, making sure she was not paying for square footage that would not contribute to the investment.
The basement was isolated and managed as utility space rather than forced into becoming living space. Value was then created elsewhere in the property through renovation, reconfiguration and an additional income producing unit.
The problem remained contained, but it no longer controlled the investment.
